The Mr. Glass 12 step process to professionally cleaned floors:

Step 1: Pre-Inspection
Mr. Glass will do a thorough walk through to identify hard surface type; Natural or Synthetic. This is hugely important because different materials require vastly different cleaning methods.
Step 2: Perform an Acid or Scratch Test
Knowing what or what is not on the surface of your hard surfaces is extremely important in deciding which techniques for cleaning must be used. This can only be known by applying an acidic solution to a very small and inconspicuous area and then carefully evaluating reactionary times (fizzing and bubbling). This will determine the presence of a wax or sealer both of which must be removed prior to cleaning.
Step 3: Floor Integrity
Our technicians now need to determine the following: Is moisture present? How porous are the areas? Are there broken tiles or bad grout that needs to be addressed. Are there uneven floor tiles?
Step 4: Job Evaluation
Determine scope of job and communicate with customer. This is where Mr. Glass will evaluate with the customer what are the concerns of the customer and what are the proposed methods of cleaning. Here is where an agreement will be reached on the size and scope of the job.
Step 5: Preperation
Our cleaning crew will take the necessary preparation to set up the cleaning job. The initial setup will involve; taping and maskings, covering surrounding areas, remove furniture where necessary.
Step 6: Initial Cleaning
Vacuum and clean all surfaces. Our specialists will first vacuum all the surfaces removing all loose and foreign debris.
Step 7: Wax and Sealer Removal
One of the most important steps to a successful cleaning is the removal of any wax or sealer. If on the initial inspection it was revealed that wax or a sealant was present then appropriate measures must now be taken before cleaning can take place. Wax and sealer are very stubborn by nature and will hamper any solutions put down to facilitate the cleaning process unless removed. This is a laborious process and at times may require hand cleaning areas and is the most often missed step by other cleaners.
Step 8: Cleaning
We start the cleaning process using the appropriate cleaners for tile and grout or natural stone. Our cleaning process uses specialized and sophisticated hard surface cleaning machines (210 degree water with high pressure). The specialized tools will blast the surface with the very hot water under high pressure and will vacuum up the mess at the same time. Don't try this on your own, we are trained professionals! Every nook and cranny is cleaned using our small hand and corner tools where necessary.
Step 9: Vacuum and Dry
There will inevitably be some excess moisture left on the surfaces so we will do a post vacuum or mop to leave the surfaces ready for traffic.
Step 10: Remove Protection
Now it is time for the crew to remove all the tape and masking and any furniture protection.
Step 11: Sealing
Sealing is probably one of the most neglected steps in the cleaning process. The reason is time. After the cleaning, the surfaces will have received a good dousing of water and they will always suck this up to some extent because all grout and stone are porous. The trick is to give the areas a chance to dry before sealing, typically 48 hours. That's right, in order to do a good job our company will need to return to seal all surfaces. Most of the time, especially new construction the contractor is on to another install and could care less about sealing his last job. We will use an eco friendly water based sealer with low odor.
Step 12: Final Walk Through
The job is done and your hard surfaces look as close to brand new as possible. One thing is for sure is they are finally sealed like they were supposed to be and you won't have to worry about spills for over a year.
